Hunter Realty Brokers Six Hotels in Six Weeks
Officials from Hunter Realty, a leading national hotel investment services firm, today announced that the firm brokered the sale of six properties in six weeks. The six hotels, aggregating 693 rooms, are located in Georgia, Alabama, Pennsylvania and Maryland, and comprise independent hotels as well as such brands as Holiday Inn, Comfort Inn, and Days Inn.
“We are beginning to see more distressed hotels coming to the marketplace, including several of these six completed sales, which were distressed hotels sold for banks,” commented Lee Hunter, CHB, ISHC and COO, Hunter Realty. “We expect this trend to gain momentum over the next 12 to 18 months.”
“The hotel industry has been through five recessions since 1973,” said Bob Hunter, the firm’s founder and CEO. “We have advised banks, lenders, special servicers and hotel owners in each of these difficult economic climates. Based on our experience, these transactions require an in-depth understanding of hotel pricing and financing, as well as the ability to create a win-win situation for both the buyer and seller.”
“Transactions under $10 million began to show signs of loosening up late in the first quarter,” said Teague Hunter, CHB, president, Hunter Realty. “However, deals involving hotels valued above $10 million are still a challenge because financing is not readily available. Buyers today are very cautious and selective and demand good value. In the $10-plus million segment, transactions still remain few and far between.”
“Financing for these six hotels was varied and ranged from all-cash to community banks and SBA loans,” Teague Hunter added. “A prior, strong relationship with the bank was necessary to complete the transactions.”
Teague Hunter noted that the firm increasingly is providing guidance on distressed hotels to lenders and special servicers. “We have conducted more Broker Opinions of Value in the past six months than we have in the past two years.”
Hunter Realty, founded in 1978, has offices in Atlanta, Washington, DC and Minneapolis, MN. Hunter’s exclusive focus is in hotel brokerage and financing. For more information or to view current listings, please visit www.hunterhotels.net or contact us at 770-916-0300 in Atlanta, 301-215-7507 in Washington, DC or 952-837-6207 in Minneapolis.

Inventor "Invents" Condominium In Downtown Atlanta
“As I was getting ready to pick up my wife, I saw the large sidewalk billboard of what would become the Sovereign building and I fell in love with it instantly,” said Taheri.
The ground breaking of Sovereign building, a luxury mixed-use tower on Peachtree Road had just begun. The building, developed by Regent Partners and designed by architects, Smallwood, Reynolds, Stewart, Stewart & Associates is a 50 story, 635-foot tower that includes more than one-half million square feet of Class A office and retail space and is crowned by the 82 residences of Sovereign.
“We came in the sales office and saw a few sets of plans and details and we loved it,” said Taheri. “I had written a check after a couple of hours.”
Taheri said that although his love of architecture sold him on the luxury high rise, it was Regent Partner’s flexibility to allow him to build his condominium from scratch that ultimately sold him on the building.
“We wanted to build our own interior and they were agreeable,” said Taheri. “I sketched out and noted my ideas and I began working with my architect, Haitham Haddad on the project.”
Once the transformation was complete, Taheri began what was to be a yearlong process of completing his combined 3100 square foot home.
Known for his inventions, Taheri’s Buckhead condominium is an invention all onto itself. Upon entering the condominium, it is hard to pass the cave-like guest bathroom without wanting to take a closer glance. Taheri’s motivation for the bathroom derived from one of his business trips he took to Thailand a few years earlier.
“While I was there I went to a spa that looked like a cave. I liked it and thought that someday I wanted to build a similar place like this for myself,” he said.
His vision for the guest bathroom was later solidified after taking the capsules of his daily vitamins apart one day and seeing how the parts can be combined to form the structure.
“My wife thought I was crazy, but I discussed the idea of what I had seen and envisioned for the bathroom with my architect. Then, the idea of the bathroom was born,” said Taheri.
The bathroom, which is separated into three capsules, is aqua in color. Taheri’s skillful General Contractor, Jay Eskandari of Tuscany Corp hired a framer from Canada to frame and build the bathroom’s structure. However, because of the multiple curves, shapes and structure, Taheri quickly learned that tiling the bathroom would not work with standard square tiles of almost any size.
“The tiles wouldn’t bend the right way because of the curves of the bathroom walls running from one space to another,” says Taheri. “Instead of using tile, we decided to use broken tempered glass instead.”
The glass was later imported from Italy and consisted of over a million pieces. The project, which took close to four months to complete, brings a grin to Taheri’s face as he discusses its complexity.
As one exits the guest bathroom, you are drawn to the kitchen, which is located in the center of the condominium. After interviewing various kitchen design and manufacturers, Taheri decided on Bulthaup, a German company that is known as one of the leading kitchen manufacturers worldwide. Taheri, who appreciates German design and engineering decided to design and purchase the Bulthaup kitchen and Gaggenau appliances including a refrigerator, freezer, wine cooler and lift up oven. While in the kitchen, one’s eye is drawn to a swirling cloud like design with programmable lights that Taheri envisioned and helped to design.
Other highlights of the condominium include furniture designed by Italian designer Giogetti and French furniture designer and maker Roche-Bobois. The master bathroom features a vanity countertop with recycled glass that Taheri purchased from Thinkglass, a Canadian company known for recycled glass. The countertop was so heavy, that it took eight individuals to lift it and place it in the condo. Most of the flooring was made out of imported limestone from Spain, but perhaps the most unique feature is the moving glass wall that Taheri and his architect designed and had built in Germany. The wall that spans almost the entire condominium is used to close off the living room when needed, but also provides Taheri with a unique architectural design that he can appreciate on a daily basis.

Buyers Sure to Find Bargains at Auction of 175 Bank-Owned Homes Throughout Alabama, Georgia and Tennessee
/PRNewswire/ -- Foreclosures continue to soak the nation's housing market in inventory and drive down home prices. For buyers who were unable to afford property during the boom years, the market's downturn is an opportunity to purchase homes at discounted prices. America's leading foreclosure auction firm, Hudson & Marshall will auction about 175 bank-owned homes in cities throughout Alabama, Georgia, and Tennessee. Over 100 homes will be auctioned in Georgia, which currently ranks among the nation's top ten states with high foreclosure rates.
Interested buyers will be required to make a cash or certified check deposit of $2,500 for each property which they are the winning bidder. A 5% buyer's premium will be added to the sales price. During registration the day of the auction, Hudson & Marshall's staff will explain to buyers how the process works, answer questions and guide buyers through every step of the auction from bidding to closing.
"Over 2 million homes are expected to go into foreclosure this year. To shorten the time foreclosures sit vacant in neighborhoods, furthering depressing property values, banks are increasingly using auction firms to quickly sell their real estate owned homes at a reduced price," commented Dave Webb, principal, Hudson & Marshall.
Despite the government efforts to prevent mortgage defaults, foreclosures are escalating. According to Realtytrac, in the first six months of 2009, 1,528,364 properties received one or more foreclosure filings. For the first six months of the year, Georgia reported the 6th highest number of foreclosures among the states with 56,391 filings; Tennessee came in 16th reporting 20,365 filings for the first half of the year and Alabama came in 30th with a total 9,657 filings.
All homes being auctioned are sold "as-is" and buyers should inspect properties before placing any bids. Buyers may view homes during the open house scheduled July 18th and 19th from 1:00 p.m.- 3:00 p.m. or by contacting listing agents to make appointments. Complete property details and additional information may be found at www.hudsonandmarshall.com or by calling 866-539-4172.
Hudson & Marshall will auction the homes on the following dates:
July 21st - Mobile (10 homes) at 7:00 p.m.-Hilton Garden Inn-Mobile East Bay/Daphne
July 21st - Memphis (10 homes) at 7:00 p.m.-Hampton Inn & Suites Memphis-Shady Grove
July 22nd - Montgomery (6 homes) at 1:00 p.m. - Hampton Inn & Suites Montgomery EastChase
July 22nd - Auburn/Opelika (6 homes) at 7:00 p.m.-Hampton Inn & Suites Opelika
July 22nd - Nashville (8 homes) at 7:00 p.m.-Hilton Garden Inn Nashville Airport
July 23rd - Birmingham (9 homes) at 7:00 p.m.-Hilton Garden Inn Birmingham/Lakeshore Drive
July 23rd - Knoxville (13 homes) at 7:00 p.m.-Hilton Garden Inn Knoxville West/Cedar Bluff
July 25th - Atlanta (113 homes) at 1:00 p.m.-Atlanta Marriott Northwest
Prior to auction, buyers can purchase property online by visiting the Web site and clicking on the Bid-Now icon. Sellers typically respond to offers within 24 hours. This is a reserve auction, which means sellers have the right to accept, reject or counter any bid; however, in past auctions conducted by Hudson & Marshall, the majority of offers have been accepted.

Realtor Mark Spain Ranks #2 Agent in USA by the Wall Street Journal
The Wall Street Journal/LORE 2009 Real Estate Top 400 Professionals list was released in June. It is based on a survey of more than 7,000 brokerage firms, associations of Realtors® and hundreds of other sources to determine the top agents in the United States. Atlanta-based Realtor Mark Spain and his RE/MAX Greater Atlanta real estate team of 10 people were honored as the #2 team in the United States for most transaction sides.
Only three other Georgia real estate teams made this list, with the next team placing 64th (review complete list at http://online.wsj.com/ad/top100teamsides.html). The ranking is broken down by teams and individual agents, with a top 100 list each for transaction sides and for sales volume. Mark Spain also appeared on the team sales volume list in the #9 spot and was the sole representative for Georgia on this ranking.
Mark Spain Team’s 2008 sales marked the eighth consecutive year the team has exceeded the $100 million annual sales mark. They averaged more than a closing a day with 535 closings for a total of $131 million in gross sales. Based on this performance, the Mark Spain Team was named the #2 Team in the U.S. for closed transactions by RE/MAX International, earlier this year at the company’s annual sales convention.
“We’re seeing some positive signs in the metro Atlanta market with sales activity picking up and foreclosure inventory continuing to get snapped up. Once there are fewer available foreclosure properties, it’s very likely we’ll start seeing home prices increase. This summer is an excellent time to begin searching for a home while it’s still a buyer’s market, including excellent mortgage interest rates and the very generous first-time home buyers’ $8,000 tax credit that expires in December,” said Mark Spain.
Mark’s team regularly ranks in the top 10 teams worldwide out of nearly 100,000 RE/MAX agents in more than 65 countries. At the end of 2006, Mark Spain surpassed the billion dollar sales mark for lifetime transactions and is believed to be the youngest Realtor to accomplish this in the least amount of time—11 years. Spain has also received numerous industry honors, like twice being named a Top 50 Realtor on the Rise in the U.S. by Real Estate magazine as well as being inducted into the RE/MAX Hall of Fame and earning the Lifetime Achievement Award from RE/MAX International in 2004.
An Atlanta native, Mark Spain is a University of Georgia graduate. He is affiliated with the RE/MAX Greater Atlanta office at 5591 Chamblee-Dunwoody Road in Atlanta, an office frequently named the #1 RE/MAX location in the world in terms of sales volume. The Mark Spain Team specializes in assisting home buyers and sellers in the North Atlanta region in all price levels.
To learn more about the Mark Spain Team, call 770-886-9000, toll-free at 800-241-3970, or visit http://www.markspain.com to conduct an online home search of available metro Atlanta properties, request a free online home evaluation, sign up for a free monthly e-newsletter about the real estate market at http://www.markspain.com/Newsletter%20Sign%20Up.htm or to learn more about becoming a first-time home buyer.

Only one percent of the more than 107,000 sales associates worldwide in the Coldwell Banker system qualified for the distinguished group.
The two agents, Tammi Lamb and Phil Wagner, were recognized for this honor at the Coldwell Banker International Business Conference, held March 1-4 at the Henry B. Since 1906, the Coldwell Banker organization has been a premier full-service real estate provider. In 2007, Franchise Times magazine's prestigious Top 200 issue ranked the Coldwell Banker system No. 1 in real estate for the eighth straight year and 12th among franchisors in all industries.
