Over 250 Foreclosed Atlanta Homes Head to the Auction Block, Tempting Buyers With Deals
/PRNewswire -- As home sales edge upward, buyers continue to gravitate toward foreclosed properties because they remain some of the best buys in today's real estate market. On average bank-owned homes sell at a discounted price compared to similar homes in a neighborhood. Hudson &Marshall will auction over 250 Atlanta area foreclosed homes January 22nd-23rd at the Atlanta Marriott Century Center at 1:00 p.m.
Prospective buyers will be required to make a $2,500 cash or certified check deposit for each property, for which they are the winning bidder. There is a wide array of homes from which investors and owner-occupant buyers can choose. Homes come with an insurable title, and all sales will close within 30-45 days. Buyers may secure financing with the lender of their choice prior to closing; however, closing is not contingent upon financing.
"The downturn in the housing market has made buyers more educated and savvy about the homebuying process. With the high levels of foreclosures flooding the market, consumers have realized that foreclosures don't necessarily mean run-down property anymore. They can be purchased at a reduced price and in move-in ready condition," remarked Dave Webb, principal, Hudson & Marshall.
All properties auctioned by Hudson & Marshall are sold "as-is" and buyers should inspect properties before placing any bids. Homes can be viewed during the open house scheduled Saturday, January 15th and Sunday, January 16th from 1:00 p.m.-3:00 p.m. or by contacting listing agents to schedule appointments. Complete property details and additional information may be found at www.hudsonandmarshall.com or by calling 866-539-4172.
Realtytrac® reported during the third quarter of 2010, foreclosures accounted for 25% of all U.S. home sales, and average sales price of properties sold while in some stage of foreclosure was more than 32% below the average sales price of homes not in the foreclosure process. In Georgia, foreclosure sales accounted for 29% of all residential home sales in the third quarter of 2010.
Prior to auction, buyers can purchase property online by visiting the website and clicking on the Bid-Now icon. Sellers typically respond to offers within 24 hours. This is a reserve auction, which means sellers have the right to accept, reject or counter any bid; however, in past auctions conducted by Hudson & Marshall, the majority of offers have been accepted.

Buyers Sure to Find Bargains at Auction of 175 Bank-Owned Homes Throughout Alabama, Georgia and Tennessee
/PRNewswire/ -- Foreclosures continue to soak the nation's housing market in inventory and drive down home prices. For buyers who were unable to afford property during the boom years, the market's downturn is an opportunity to purchase homes at discounted prices. America's leading foreclosure auction firm, Hudson & Marshall will auction about 175 bank-owned homes in cities throughout Alabama, Georgia, and Tennessee. Over 100 homes will be auctioned in Georgia, which currently ranks among the nation's top ten states with high foreclosure rates.
Interested buyers will be required to make a cash or certified check deposit of $2,500 for each property which they are the winning bidder. A 5% buyer's premium will be added to the sales price. During registration the day of the auction, Hudson & Marshall's staff will explain to buyers how the process works, answer questions and guide buyers through every step of the auction from bidding to closing.
"Over 2 million homes are expected to go into foreclosure this year. To shorten the time foreclosures sit vacant in neighborhoods, furthering depressing property values, banks are increasingly using auction firms to quickly sell their real estate owned homes at a reduced price," commented Dave Webb, principal, Hudson & Marshall.
Despite the government efforts to prevent mortgage defaults, foreclosures are escalating. According to Realtytrac, in the first six months of 2009, 1,528,364 properties received one or more foreclosure filings. All homes being auctioned are sold "as-is" and buyers should inspect properties before placing any bids. Buyers may view homes during the open house scheduled July 18th and 19th from 1:00 p.m.- 3:00 p.m. or by contacting listing agents to make appointments. Hudson & Marshall Launches Community Outreach Program to Attract More Families in Need of Housing to Its Auctions
/PRNewswire/ -- In an effort to help reduce the surplus of vacant homes sitting on the market, Hudson & Marshall developed the Alliance Network Program to attract more buyers and tenants in search of affordable housing to its auctions. The program will be an integral part of Hudson & Marshall's auction of over 300 bank-owned foreclosures in Atlanta on March 13th -15th.
This community outreach initiative leverages relationships with local organizations in cities where H&M conducts auctions not only to expand the number of qualified owner-occupant buyers, particularly first time buyers, looking for discounted homes but also connect investors with tenants in need of homes. Hudson & Marshall first launched the Alliance Network Program in January at its Detroit auction and will offer it in other cities throughout the year.
"The program reflects the company's growing desire to help communities turn around their local housing markets by providing greater access to housing opportunities to people in need of homes," remarked Dave Webb, principal, Hudson & Marshall. "This is a complete housing solution, connecting homebuyers with homes and investors with resources they need to turn their purchases into revenue generating properties," added Webb.
As part of Hudson & Marshall's Atlanta Alliance Network program, the company will encourage investors attending the Atlanta auction, who are in search of tenants, to list their properties with the Atlanta Housing Authority (AHA) database. Through its Quality of Life Initiative (QLI), the AHA no longer places low-income families in conventional public housing projects but instead offers families housing throughout mixed income neighborhoods in Atlanta. As part of the QLI, the Department of Housing and Urban Development (HUD) provides families with Section 8 rental vouchers for up to 80% of a monthly market rate rent, which is paid directly to a landlord.
HomeFree USA will also refer qualified homebuyers and tenants from their program to the Atlanta auction. Since 1995, HomeFree USA has educated over 20,000 families about credit, mortgage financing and homeownership and helped more than 2,400 families purchase homes. Additionally, HomeFree USA has maintained a zero foreclosure rate among its members, due to its unparalleled model for providing pre-purchase counseling and education and post-purchase follow-up.
Other components of Hudson & Marshall's community outreach program in Atlanta include inviting property managers and contractors to the auction as resources for investor buyers who need to make improvements to their properties. Several banks also will be at the auction to offer finance options to prospective buyers and answer questions about home loans.
All the homes being auctioned in Atlanta come with title insurance paid for by the sellers, ensuring there are no back taxes or liens on the property. Buyers will be required to make a $2,500 deposit in the form of a certified check or cash for each property which they are the winning bidder.
Properties are sold "as-is" and buyers should inspect homes prior to auction. Homes may be viewed during the open house scheduled for March 7th and 8th from 1:00 p.m. - 3:00 p.m. or by contacting listing agents for an appointment. Property details and additional information may be found at www.hudsonandmarshall.com or by calling 866-539-4172.
Hudson & Marshall will auction the homes on the following dates:

March 14th - Atlanta (139 homes) at 1:00 p.m. - Atlanta Marriott Northwest
March 15th - Atlanta (100 homes) at 1:00 p.m. - Atlanta Marriott Northwest

Having sold over 70,000 homes for sellers in the past eight years, Hudson & Marshall of Texas, Inc. is the most experienced, trusted leader in the REO auction industry. The company's accelerated sales process enables it to swiftly and efficiently sell large volumes of property in a way that minimizes expenses for sellers and maximizes return. Over the past five years alone, Hudson & Marshall's total sales have topped $1.2 billion and the company anticipates selling another 30,000 homes through 2009.

Lake Logan Martin Home Sites, Development Land to Sell at Auction
(BUSINESS WIRE)--Ten home sites in the Rushing Springs subdivision on Lake Logan Martin will sell at absolute auction Thursday, Sept. 25. All of the home sites have water views and access to the lake through a community boat launch.
In an absolute auction, the property sells to the highest bidder with no minimum bid or reserve.
Also selling at absolute auction will be a waterfront 2.1± acre tract located within Rushing Springs and a 25± acre development property with frontage on Valley Road in Talladega.
“Because the Rushing Springs developer has chosen to reduce inventory in a sluggish market, this may be the best chance ever to purchase property at an attractive price on Lake Logan Martin,” said Warren Ward, president of Albert Burney Auction Company, which will manage the sale. “Those bidding on the 10 Rushing Springs properties may choose from 22 different lots, including one that is located directly on the water. These are ideal for builders or for individuals who plan to build homes on the lake,” said Ward.
The auction will be held at 6 p.m. at the Budget Inn, 65600 Alabama Highway 77 in Talladega.
Albert Burney representatives will be on site from 10 a.m. to 5 p.m. from Sept. 19 through the sale day on Sept. 25.
Individuals interested in additional information about the property and auction may contact Albert Burney Auction Company at 800.434.1654 or visit the company’s web site at www.albertburney.com.

HGTV’s FrontDoor.com Real Estate Offers the Top 10 Unique Selling Tactics to Lure Potential Buyers
BUSINESS WIRE --Say goodbye to the days when baking a batch of cookies and putting out fresh flowers before an open house would be enough to sell your home. In today's market, it takes more than that to attract buyers, and frustrated home sellers are resorting to some unusual methods to get their homes noticed. From clever to downright bizarre, FrontDoor.com – HGTV’s new award-winning real estate site – shares its top ten favorite unusual home selling tactics. (http://www.frontdoor.com/top10)
1. Hold an open house party. Open houses are the norm when selling a home, but some sellers are upping the ante on the open house by offering wine, catered food, live music and prizes. A fancy shindig could start a buzz on your property and make your home memorable.
2. Take home staging to the extreme. It's well known that staging your home can help it sell faster, but some sellers are taking staging a step further with an ancient Chinese philosophy. Feng shui stagers rearrange the elements of a home to improve its chi, or energy. Good chi makes potential buyers feel more welcome.
3. Help serious buyers with financing. Many people who want to buy a home can't qualify for a standard mortgage right now, so sellers are offering a helping hand. Sellers have a few options when it comes to assisting buyers with financing, including offering lease-to-own deals, offering financing themselves, paying for closing costs or paying for points to lower the interest rate.
4. Have a little faith. Burying statues or medals of St. Joseph in the earth is a tradition that dates back hundreds of years. Most recently, home sellers have been burying the patron saint of family and household needs in their yards to help their homes sell faster. Thousands of sellers swear that a little divine intervention helped them get a sale.
5. Throw in some extravagant extras. In the past, a free big-screen TV was enough of an incentive to get your home noticed. Times have changed, and incentives are becoming more and more substantial. Sellers are throwing in all kinds of goodies, like free cars, vacations, pricey home upgrades and monetary incentives like a year's mortgage or a furniture stipend. One woman in Florida is even offering herself as an incentive – she hopes to marry the man who buys her home.
6. Make your home a grand prize. After conventional methods fall short, some sellers are holding raffles and essay contests and giving their homes to the winners. This method is sure to draw attention, but beware: home lotteries are illegal in many states, so find out your state's regulations.
7. Get Web savvy. If the traditional method of selling your home through a real estate agent doesn't appeal to you, you may find an alternative process on the Web. Some sellers are auctioning off their homes on eBay, while others are swapping properties through sites like Pad4Pad.com and DomuSwap.com.
8. Let your house do the talking. After taking the traditional route of putting a For Sale sign in your front yard and placing an ad in the newspaper, try some hi-tech advertising. Some sellers and agents are using the Talking House radio transmitter, which allows you to record a customized message about the features of your home. Buyers can tune into a radio station to hear this message as they drive by your house.
9. Put your house on the auction block. Auctions are no longer just for homes that have been foreclosed on. Sellers looking to sell their homes quickly are choosing the auction route. Keep in mind that the total costs of auctioning off a home are often the same or more than the costs of selling a home through an agent.
10. Let buyers sleep on it. For serious potential buyers who are on the fence about buying your home, let them sleep on it, literally. By letting buyers spend the night in your home, you're allowing them to get the full experience of living there. A trial run could be just what they need to sign on the dotted line. Be sure to consult with your real estate agent or attorney first.

Blue Ridge Mountain Home to Sell in July 19 Auction
BUSINESS WIRE - A secluded home in the mountains of North Georgia will sell at absolute auction Saturday, July 19, with Albert Burney Auction Company managing the sale. In an absolute auction, the property sells to the highest bidder with no minimum bid or reserve.
“A lot of people just don’t realize that there are still places in the Blue Ridge Mountains where you can have a secluded home and be surrounded by some of the most beautiful land in the world, so this auction gives us an opportunity to let more people know about it,” said Warren Ward, president of Albert Burney.
The three-level home is located only seven miles south of the North Carolina/Tennessee state line, in an area that is known for spectacular mountain views and unspoiled wilderness. It features walk-around balconies on two levels, a floor-to-ceiling fireplace, a pool room (with table) and a master suite with a private sitting area overlooking the mountains.
“The individuals selling this property chose the land about 15 years ago and built the home to take full advantage of the setting. The best thing is that you’re virtually surrounded by nature, without the traffic and noise you find in areas to the north,” said Ward. It is located minutes from the Toccoa River, the Blue Ridge Scenic Railway and the Chattahoochee and Cherokee national forests.
“This is also one of the best areas in the Southeast for hunting, with several wildlife management areas where you can hunt white tail deer and even bear,” said Ward.
Individuals interested in additional information about the home and auction may contact Albert Burney at 800.434.1654 or visit the company’s web site at www.albertburney.com.
