Termite Control Not for Novices

You can try and control the insects inside and around your house yourself. But leave the termites to the professionals, says a University of Georgia expert.

“There are a few pests you can’t really tackle yourself. I could walk you through ant, flea and cockroach control, but not termite control. You can’t tackle them yourself,” said Dan Suiter, an entomologist with the UGA College of Agricultural and Environmental Sciences.
Equipment essential

"Effective termite control involves product selection, chemical formulations and, most importantly, proper equipment," he said.

“Even if you could get the right chemicals, you’d need the right equipment,” Suiter said. “And you can’t even rent it.”

Suiter coordinates pest control operator trainings at the Georgia Structural Pest Control Training Facility in Griffin, Ga.

Many homeowners try do-it-yourself termite treatments after getting “sticker shock” from a professional’s quoted price.

False security

“They purchase over-the-counter chemicals, spend a Saturday applying them and then feel pretty good about the job they’ve done,” Suiter said. “The problem is they now have a false sense of security. Think of what’s at stake. Your home is the biggest investment you have.”

Termite treatments typically cost several hundred to $1,000, depending on the severity of the infestation, he said. It typically takes several hundred gallons of pesticide at a cost of $2 per gallon to treat an average home unless baits are used.

“If you have your home treated, the termite control company cannot treat again unless there is evidence of termites,” he said. “The first treatment is viewed as a preventative measure.”
Suiter encourages homeowners to keep in mind what they’re paying for when they sign a contract with a pest control company. “You’re paying for the treatment and for their expertise,” he said.

Termite trivia

Because of the hot and humid climate, the Southeast is known as the termite belt, Suiter said. Three native termite species and one introduced species from China can be found in this region.
Signs of a termite infestation include damaged wood, shelter tubes and flying termites. In the spring, winged termites swarm, leaving their colony to mate and start new colonies.

“Termites really don’t have it out for you personally,” Suiter said. “They’re just foraging for food. They prefer softer spring wood, and they rely on moisture to survive. That’s why they bring mud up with them.”

Many people confuse termites with winged ants. But ants have a waist and termites don’t. And, ants have jointed antennae and termite antennae are straight. Both have two pairs of wings, but termite wings are all the same size. The first pair of ant wings is smaller than the other pair.

2007 Top Producer Announced

HOME Atlanta Affordable Housing Program Update

The Atlanta Development Authority unveiled HOME Atlanta, its first single-family loan program in seven years, on May 4, 2007. A year later, the first round of funds is long since exhausted and a second one, issued last fall, continues to help all kinds of people and families buy in the city.

This program was designed to address the critical need for affordable housing in the City of Atlanta. Initially, HOME Atlanta provided a 30-year fixed-rate mortgage at 5.95% with a 4% grant. Eligible buyers earning between $71,200 and $81,880 annually and purchasing a home at or below a cost of $252,890 could also receive 20% of their purchase price as an additional incentive, funded through the Housing Opportunity Fund. Within three weeks of kicking off the program, $15 million in funds was fully committed.

In response to the overwhelming demand for this program ADA’s second phase launched in September of 2007, with slightly different terms. This time, the program offered the first mortgage at a slightly higher interest rate of 6.25% and eligible borrowers could receive an additional incentive of 10% instead of 20%.

Since its inception, HOME Atlanta has helped more than 200 people realize the dream of homeownership and in-town living in nearly every quadrant of the City of Atlanta. Another 80 loans are expected to close before year’s end. Statistically, the program has been a model for “affordable workforce housing,” providing mortgages to 64 educators, law enforcement officers, government employees and healthcare workers. National publication DiversityInc, in its April 2008 issue, recognized the uniqueness of this workforce housing program and the impact it is having on the City of Atlanta. The magazine featured an article about the program and a testimony from the first Atlanta Public Schools teacher to benefit from HOME Atlanta.

Over the program’s first year, the average household size among HOME Atlanta participants was 1.5 persons. Annual income, by household, has ranged from $16,042 to $77,362, with an average of $46,349. Through the Home Atlanta program, ADA has been able to leverage more than $27 million in private investment and provided over $5 million in Opportunity Funds for down payment assistance. The program has also provided over $1 million dollars in 4% grants to assist its participants with closing costs. The average sales price of homes purchased using HOME Atlanta is $171,126, which shows that there are still affordable properties to be found in the City of Atlanta.

ADA Closes on Sale of Vineyards Apartments

The Atlanta Development Authority (ADA) yesterday closed on the sale of the Vineyards Apartments in the Vine City community, west of downtown Atlanta. The new owner, Community Concerns Inc., will reposition four buildings and redevelop them into 32 two- to four-bedroom apartment homes and will partner with the Fulton County Human Services Department to provide services for intact homeless families. “This housing will help address a growing need to reunite homeless families so that the father isn’t in one shelter and the mom and children are in another shelter, “ said Debi Starnes, policy advisor to Mayor Franklin. “The goal is to provide the initial step for these families, to help them rebuild their lives and become stable, self-sufficient residents of the community.”

The property was sold for $755,000, and its new owner plans to spend about $1 million on renovations. The majority of funds for the acquisition and renovation of the property came from the Homeless Opportunity Fund (HOF), which is administered by ADA. The new owner applied for an allocation from this fund and was awarded $1.4 million. Total project costs are $1.8 million. In order to qualify for HOF grants, projects must provide permanent supportive housing for 15 years and identify a service provider and funding for services to help with integration.
